You may think you are getting the keys right after you sign the documents, right? Not
always. If you walk in with a certified check, you think it’s like cash, right? Not always. Sometimes the funds need to be verified, even though it’s a certified check. Sometimes wire transfers take to be verified. Particularly if you are closing after the end of the business day, you may not get the keys when you think you are.
Sometimes real estate contracts specify that the
buyer of the property shall take possession at the time of closing. Some of these contracts need to be modified to include language about verifying the transfer of funds to avoid a misunderstanding.
